There's no doubt, just getting started at the right location is probably the most difficult lesson for any new property seeker to learn.  Frankly, building a richly detailed dream is the only process you can't fake.

Of course, some believe you can do fine without considering the constructive feedback of others.  WRONG!  Well, that's exactly what you can expect here. 

A lot of dreaming and planning has gone into this property.  We'd like to share it.  Maybe, it'll enhance how you think about it for yourself and how that can finally fulfill your own dreams.

This stately, executive property is located in Grizzly Flats, California at roughly the 4,100 feet elevation. This historic, California gold-rush town is located approximately 23 miles southeast of (Old Hang Town, currently known as) Placerville, California, which is due east of Sacramento on Highway 50. 

The roads are way better that you'd expect for being so far in the boonies.  



Grizzly Flats expereinces all four-seasons.  The summers are mild, and the winters have snow.  Capps Crossing Road, adjacent to the property, is a school bus route and snow equipment clears it on a regular basic when school is in session. 

While this estate property is way out in the country, it is surrounded by a community of several hundred other residents who've also chosen to live far away from the big city. 

There are three homes across the street from the property on Capps Crossing Road, and two homes across the street on Cypress Point Drive.  There are three more homes on South View Drive.  During the summer months, the entire community gathers for monthly potlucks, so it'll be easy to meet all your neighbors.

Okay, show me the property...

The property is located in a fast-growing community that was once an historic California Gold Rush Town.  A number of those original structures can still be seen in the area.  This property is one of the last ones you'd see before you would enter the National Forest just east of the property. 

Just off the right edge of the plat map shown below directly to the east is the El Dorado National Forest.  A number of other very popular outdoor recreational areas are also located nearby. 

3.04 Acres, paved roads, phone, water, electricity, many mature trees.  



The trees are mostly tall sugar and Ponderosa pines, white fir, a scattereing of incense cedars, a dozen or so oak trees, a handful of manzanita trees, and perhaps a couple of types we don't recognize.  There is one giant, aged oak tree adjacent to the building site.  Its beauty is well worth preserving and enjoying.

   

Once you visit the area, you'll agree this is the most desirable un-developed property, and the one best prepared in the surrounding area for building ASAP .

In this photo, the driveway enters the property about 60' east of the propertly line, turns right past the first couple of trees, and then turns left to go further up the hillside where an 8' x 12' tool shed, unpaved RV parking, and a 12' x 12' sculpted paver patio are located in a well-shaded, private area.

The photo to the right shows the gradual elevation rise that occurs along Capps Crossing Road.  You can also see that occur in both photos as the driveway moves and winds onto the property.

Another entrance (#2) is located further down Capps Crossing and is not visible in this photo.  It's cut into a 4' embankment adjacent to the road, and 30' or so later, it merges with the grade of that wooded section of property.  It's located about 80-100 feet from the most eastern edge of the property.

In the next set of photos, you can see where your "home base" will be set up.  If you've got an RV, you'll park it next to the Red Sign on the tree.  Just pull it in there and level it. 

If you don't have an RV, there's a half-dozen close-in, flat places for tents, where friends have camped in the past.

Next, you'll set up a "screened tent"  on the patio for eating and relaxing.  You'll find it's actually quite comfortable during most of the long summer days.

The shed was constructed in 1998.  It has two built-in shelves/tables, one on each side, and it is open in the middle for storing larger tools.  There is a full-width porch along the front which offers a convenient workspace and a countertop for BBQs and other food preparation chores.

The patio area was excavated using a Bobcat, a layer of gravel was placed over a barrier restricting plant growth, and a final layer of sand was leveled before each sculpted paver was placed by hand.  As you can see, a small retaining wall was added several feet in front of it for extra stability.  After a decade of rain and snow, none of the water runoff has had any affect on it.

There are a number of directions you can go from the patio.  Heading in a northeasterly direction through the trees, you'd come to a location on Cypress Point Drive where another entrance might be located.  In the above photo (At Entrance #3), you get an idea of the property depth and of the number of trees at that location.  A darkness on the right edge of the photo is a circular stand of California Insense cedar.

In the adjacent photo taken from a better angle, the stand of insense cedar trees look like a single tree, when in fact, there are maybe six to ten of them planted in a circle so as to allow space for a gazebo or another recreational building to be constructed.  During the summer, this stand of trees provide enough shade to noticably reduce the normal air temerature -- sort of like outdoor air-conditioning.

Moving back to Entrance #3 and looking southwesterly, the above photo (pic #1) shows a possible area for a terraced garden.  During the summer it's wide open to morning sun and stays well-lit until mid afternoon.  At the treeline in the distance are the trees which line a ravine which bisects much of the property.

The adjacent photo is of the same area except further away and aimed slightly to the right.  The clump of brown in the middle is a pile of "buck brush" that's been cleared from that area.  Approximately 95% of the "buck brush" has been cleared across the entire property.  On the right edge is another mature oak tree.

The above photo is taken near the ravine while looking in the direction of Entrance #3.  The road is just beyond that skinny tree in the middle.  On the left edge, portions of that mature oak tree can be seen.  On the right edge, you can barely see the edge of that stand of California Insense Cedar trees.

The next photo above on the right was taken further down the ravine and about 20 feet east of it to show a more open view across the garden area toward entrance #3.

Turning the camera toward the ravine, this is the view you'd see in the above photo.  It's somewhere near the upper one-third of the ravine.  This is a good place for a rustic foot bridge from the house to the garden area.  The adjacent photo shows where an old logging road merges with the head of the ravine. 

It's quite interesting how mother nature always takes the path of least resistance.  The remnants of this long-unused logging road divert much of the annual runoff away from where you'll build your house and into this ravine, which is, if you can see it, a big plus for buying and building a home here.

As you move south through the garden area, the above photo on the left shows how the property looks as you approach Capps Crossing Road.  Through the greenery, this view also shows Winding Way just before it merges into Capps Crossing.  The photo on the right is taken even closer to the road and aimed more to the right.  It shows a very small part of Capps Crossing at the very end of the tree covered ravine.

Moving back to Capps Crossing Road, we have a view of the approach to the property.  The adjacent view is taken on the edge of the property and shows how the driveway moves around the many trees.  In its current state, there is plenty of flat parking space in this general area for as many as 20 visitors. 

In the distance beyond that second view is where the buildable homesite is located.  It's over a hundred feet wide and seventy or so feet deep as it stands now.  We considered building close to the ravine using it to encorporate patios and decks into the natural features and to place balconies among the trees lining it.

The homesite pad is gently sloping to the uphill side and mostly flat in the east-west direction.  In the photo on the left, you can barely see the shed among the trees and the back of a pickup truck in the RV parking area.  As you can see, the trees around the shed isolate the homesite from any traffic noises from Cypress Point Drive which is over 150 feet past those densly grown trees.

In the next photo, moving to the front of the homesite and looking east toward the ravine, you can see it's relatively level.  The brown area in the middle is where your driveway would cross the ravine.  It's mostly filled in now.  Installing an 18-24 inch culvert to support your driveway is all you'll likely need there.

In the upper left photo, looking from the patio area, you can see how most of the ground cover, mostly "buck brush," in the homesite has been cleared and piled for burning.  There is one lone tree, maybe 40 foot tall, standing in the middle of the pad.  Perhaps you can find a way to incorporate it into your final plans.

Next, standing near the ravine on the homesite, you can see that giant oak tree we mentioned a number of times.  It's 12-20 feet around it at the base.  If your garage is nearby, having a patio on top of it would also allow you and your family to enjoy this well-aged natural treasure from that secluded location.

As you can see, this property holds an enourmous hidden potential, plus natural beauty to be sure.

For example, imagine a tastefully designed entrance into the properties' meandering driveway at entrance #3 to a small red barn out near the eastern point, where it connects to a service road from entrance #2.

From the barn, you drive past a small orchard on the left, the relaxing gazabo hidden among the incense cedars, a hot house for exotic plants located closer to Capps Crossing, and your terraced vegetable garden just up the hillside adjacent to the entrance.  Driving across the ravine, your house comes into view.

The two story house is wide, spanning much of the distance from the ravine to that giant oak tree.  A three car garage covers much of the front of the house and it's about ten feet from that magnificent tree.  Continuing along the paved driveway, you move gently down the hill and exit at entrance #1.

Around the property are several interesting sites where benches might be placed.  When connected by pathways, a relaxing yet healthy nature walk would be created, all together perhaps a half-mile course. 

Imagine a pond and cascading waterfall behind the house connected the top of the ravine where its overflow would trickle down the ravine babbling continuously like a freshwater stream.  A silent pump near the bottom of the ravine would return that overflow to the pond and feed the waterfall.
